DIRECTIONS
From Paris, MO, take Hwy 24 west 8 miles to Monroe County Rd 971. Turn left and go south .6 of a mile to the farm located on both sides of the road.
From Madison, MO, take Hwy 24 east 3 miles to Monroe County Rd 971. Turn right and go south .6 of a mile to the farm.

REAL ESTATE

Tract 1

110 acres m/l of approximately 40 acres tillable and currently in crop production with the balance in permanent pasture, wooded fence rows and a small patch of mature timber in the northeast corner of the farm. In addition this tract has a great set of improvements including a 3 bedroom 1 ½ bath frame home built in 1992. The home has an open floor plan consisting of a beautiful kitchen with oak cabinets and vinyl flooring, and adjoining dining room with a bay window and carpeted flooring and a formal living room. Other amenities include a full concrete basement, thermal pane windows, vinyl siding, shingle roof, window air conditioning, a LPG high efficiency forced air furnace with a wood stove for additional heat, new LPG hot water heater, concrete covered porch and a 2 car detached carport.

Other improvements to Tract 1 consist of a working 48' X 140' dairy barn built in 1990, with calf pens, free stall area, and a grade A double 6 herring bone concrete block milking parlor, with Mueller 1000 gal. stainless steel tank, and vacuum pump. 130 acres m/l (located adjacent to Tract 1) with approximately 100 acre tillable and currently in crop production, with the balance in wooded draws and grass waterways. This tract has ½ mile of gravel road frontage. There are no improvements on this tract.
 
 
There are no FSA Base Acres or FSA Payments on this farm.
 
 
TERMS: 10% down day of sale with the remaining balance due at closing within 30 days. Seller will provide title insurance. Taxes for 2010 will be prorated to the date of closing. Possession of the farm land will be given at closing, but Sellers will retain possession of the home, dairy facility, and other improvements for 30 days after closing.

It will be offered separately after the real estate auction and if not sold to the same individual who buys tract one it will have to be moved off the farm by the closing date. The home has a title but no axles.
