There is currently a one year contract on this farm for the 2010 crop season, it covers 137 acres of cropland at a rate of $110.00 per acre, one-half of which is paid on June 1, 2010 and the balance is paid December 1, 2010. The new owner will get the entire 2010 crop rent income per the contract agreement. Plus the owners will make a $20.00 per acre bonus to the new buyer as a credit at closing. The entire property lies in the City limits of Mexico, Missouri and has access to commercial city sewer and water. In addition, electricity is available and so is natural gas.
There is a current survey on the out boundary of the entire property that is available for inspection. In the event necessary, the sellers will provide a survey for individual tracts at the seller's expense.
We will offer the property at public auction by the Multi-Parcel method. This is a computer enhanced program that allows potential bidders to bid on individual tracts of their choice, combination of individual tracts and the entire offering through out the course of the auction. 10% down day of the auction with the balance and possession at closing. Seller will split appropriate closing costs and title insurance premium 50/50 with the new buyer.
Because the new buyer is getting all the 2010 income, they will also be responsible for all the 2010 property taxes.
If the property is sold in individual tracts to different buyers the 2010 crop rent will be distributed based on tillable acres in each tract according to the Audrain County FSA Office.
